Booking & payment
How do I book?
Choose your dates on our booking page for an instant quote, then reserve directly with our family. Your quote shows every cost up front, including the one-time cleaning fee.
What forms of payment do you accept?
Zelle, Venmo or check, with no added fees. Credit cards are also accepted with a 4% processing fee.
When is payment due?
50% is due at booking. The remaining 50% is due 90 days before check-in.
Is there a security deposit?
Yes. A refundable security deposit is required: $2,000 for the main house and $300 for the cottage. It's returned after check-out once we've confirmed the house is in good order. Your welcome guide includes a short check-out checklist so you'll know exactly what we ask.
Events may require an additional deposit, which we'll discuss with you when planning.
What is your cancellation policy?
Full refund if you cancel more than 90 days before arrival. 50% refund if you cancel more than 60 days before arrival. No refund for cancellations within 60 days of arrival. ConfirmDo you still offer a 24-hour grace period after booking?
Is there a minimum stay?
Most of the year, the minimum is two nights. In summer (late May through early September) and over Thanksgiving and the Christmas holidays, we book by the week, with a seven-night minimum. Exact requirements vary by date, and your quote will always show them. Looking for something different? Just ask.

Guests & sleeping
How many guests does the main house sleep?
The main house is set up for 12 guests across six bedrooms. The third-floor Green Room has bunk beds and a loft bed that are best suited to children, so families traveling with kids can bring up to 15. For groups of adults, we recommend 12 so everyone has a comfortable bed. Every bed size is listed on The Main House page.
Additional guests above our base occupancy may carry an extra fee. Please reach out for details.
How many guests does the cottage sleep?
Up to 6. Bed sizes are listed on The Cottage page. If your group needs something different, just ask.
Can we book the main house and the cottage together?
Yes. Together they sleep up to 18, which makes them a favorite for family reunions and wedding weekends.
Are children welcome?
Absolutely. There's a crib in the Yellow Room, a high chair and a pack-and-play, plus toys and board games in the house. Confirm before launchHigh chair and pack-and-play.
Are pets allowed?
Sorry, no pets.
Is smoking allowed?
No smoking anywhere on the property.
Is the house accessible?
Unfortunately, the main house is not accessible. There are stairs to enter, all bedrooms are on the upper floors, and the house spans three flights of stairs.
Your stay
What are check-in and check-out times?
Main house: check-in after 3 pm. Cottage: check-in after 4 pm. Check-out for both is by 11 am.
How does check-in work?
Both the main house and the cottage have smart locks for easy self check-in. Our caretaker lives on the property and may be able to greet you, depending on your arrival time. Before you arrive, we'll send our welcome guide with everything you need to know.
How do I get there without a car?
Take Metro-North to Wassaic (about 20 minutes away) or Poughkeepsie (about 45 minutes), or Amtrak to Rhinecliff, near Rhinebeck (about 25 minutes). You'll want a car to explore the Hudson Valley.
Is there parking?
Yes, free parking on the property.
What's provided?
Bed linens, bath towels and some toiletries are provided, along with a fully equipped kitchen.
Is there Wi-Fi and TV?
Yes: 400 Mbps Wi-Fi, a smart TV with YouTube TV and Netflix.
Can we use the fireplaces?
The house has air conditioning and heat throughout. The historic fireplaces are decorative and not in use. The family room has a pellet stove; before using it, guests are asked to watch a short how-to video and sign an acknowledgment, so everyone stays safe and cozy.
What should we do before check-out?
Your welcome guide includes a short check-out checklist for the main house and the cottage. Following it helps make sure your security deposit is returned in full.
The lake
Can we swim in the lake?
Yes, whenever you like. Stissing Lake is 125 acres and swimmable, and there's a swimming platform for guests. There's no lifeguard, so please swim at your own risk.
What boats are available?
The dock has kayaks, a canoe, a paddleboard, a paddle boat and swim floats for guests to use, plus life jackets in all sizes. A sailboat is also available for $100 per stay.
Can we fish?
Yes, the lake is known for its bass. Anglers are responsible for any New York State fishing license requirements.
What about winter visits?
Winter is beautiful here: snowshoe the grounds, then head to Catamount nearby for skiing.
Events & weddings
Do you host weddings?
We love hosting wedding weekends: getting ready, welcome dinners, portraits and the morning-after brunch. A small ceremony is possible when it's limited to the guests staying at the house. Reach out and we'll talk it through.
How many guests can we invite to an event?
Up to 30 guests, by arrangement. Any gathering with visiting guests is considered an event and needs to be discussed with us in advance. Events may require a luxury restroom trailer, event insurance and an additional deposit. Tents are not permitted.
Can we bring our own caterer and bar?
Yes. You may choose your own caterer and run your own bar. All vendors must carry liability insurance naming the property as additional insured.
Is there a noise curfew?
Amplified music and sound must end by midnight.
Do you provide tables, chairs or tableware?
China, glassware and flatware for up to 30 are available on request. Event tables and chairs are not provided and will need to be rented.
